Affiliated Mortgage’s Newsletter by Mark Abrams

Hello Mortgage World!

Being a mortgage loan officer in Rapid City for over 22 years, many of you know me. For those who do not, my name is Mark Abrams. I am honored that you asked me to write this week's newsletter and that I will reach many of you through our new weekly digital newsletter.

For the past 10 years, I have been a loan officer with Lendsmart Mortgage doing business locally as Affiliated Mortgage. Prior to that, I owned Rapid Mortgage in Rapid City for 12 years. Throughout all these years, the most interesting part of my job is and has been that every loan is unique. I believe every client is equal in God's eyes, but no two clients are the same. We each have our own story and every situation is different. It is my job, as a loan officer, to take the clients unique situation and match it to the right mortgage program.

Right Program For Different Situations

Recently, Affiliated Mortgage is able to offer South Dakota Housing loans for first-time homebuyers. I am now able to help many people buy their first home with added assistance from SD Housing. For example, I closed an SD Housing loan where the borrower received a 5% gift through their gift program because she was a college graduate within the past 5 years. The borrower was able to use this gift as her down payment and was able not to use any of her own funds. I had another unique situation for a medical doctor. Being a recent medical school graduate and starting his medical career, this borrower had great income but very limited funds for a down payment with lots of school loans. I was able to find this borrower a program with only 3% down all the way up to $750,000 loan amount. We offer many programs, and these are two examples of clients with different situations that I was able to offer the right program for different situations. Whether you are buying or refinancing your home, I have a program right for you.

What Is The Difference Between A Bank And A Mortgage Company?

The one question that I have been most frequently asked over that past twenty 22 years is: what is the difference between a bank and a mortgage company? Well, as a mortgage company, we only offer mortgage loans.  Buying a new home or refinancing your existing home is always a big deal; therefore, it is important that you work with a company that specializes in mortgage lending.

Importance Of Personal Satisfaction

I'm always satisfied to stop by Walmart a pick up what I need, however: I never expect service or help while in the store; in fact, I can buy what I need and even check out without ever talking to anyone.  On the other hand, if it is time for a new putter or a driver (I love Golf more than I like to admit) I would never even consider going to Walmart. Why? In somewhere like Scheels, I know someone will be available to answer all my questions and show me the different products available. Sure, the price is important but it is never worth sacrificing service for something you care about.
